When your roof needs repairs, you want to get this done right away, but need to make sure the right person is getting the job done. Choosing the right roofing repair contractor is not as simple as opening the phone book and choosing the least expensive one. There are a few things that you can do to ensure that person you choose is the best one.
Getting a List of Contractors
You want to compile a list of at least five contractors so that you have some choices. You can create this list by doing searches online, asking friends and neighbors who they used and contacting your local Chamber of Commerce.
Choosing the Right Contractor for the Job
Once you have your list, it is time to essentially interview them. Make appointments so that you can meet them in person and so that they can see your roof in person. If your state requires contractors to be licensed, you want to see proof of this at the meeting. If an unlicensed contractor does work in a state where licenses are required, your roof will not pass inspection.
You want to learn about their experience and ask for professional references. A good contractor will have references that you can use to check out how good this person actually is.
Ask about the contractor’s insurance coverage. They should have general liability insurance and worker’s compensation coverage. If one of these are missing or incomplete, this is not the contractor for you.
Getting Cost Estimates
Remember that the least expensive is not necessarily the best choice. Before you get these estimates, see what your friends and neighbors have paid if they have had roofing repairs recently. You can also take a trip to the local home improvement store and talk to store associates about the average cost of the supplies needed to get the job done. Then, talk to your contractors. When they give you an estimate, ask them to break this down for you so that you can figure out what costs what and if their estimate is too high, or too low. A low estimate could mean that they do not have the proper insurance.
